A Landlord’s Guide to 2026 Energy Grants

Future-Proof Your Portfolio

With the government’s Warm Homes Plan now in full swing and the 2030 EPC Grade C deadline looming, there has never been a more critical(or subsidised) time to upgrade your rental properties.

Beyond mere compliance, an energy-efficient home is a high-value asset. In today’s market, tenants aren't just looking at the rent; they are looking at the total cost of living. A property with a Grade C rating is significantly more "sticky"—tenants stay longer, pay more reliably, and report fewer issues with damp and mould.

Here is a breakdown of the grants currently available to help you fund these improvements.

The Great British Insulation Scheme (GBIS)

The GBIS is designed to fast-track "single-measure" retrofits. Unlike older schemes that required whole-house overhauls, this focuses on high-impact basics.

  • What it covers: Loft insulation, cavity wall insulation, and under-floor insulation.

  • Why it's great for landlords: It’s often the cheapest way to jump an EPC grade. If your property is in Council Tax bands A-D, you may be eligible for support.

The Boiler Upgrade Scheme (BUS)

If you are looking to move away from gas entirely—which significantly boosts an EPC score under current 2026 metrics—the Boiler Upgrade Scheme is your best tool.

  • The Grant: Up to £7,500 toward the installation of an air source heat pump or biomass boiler.

  • Strategy: Replacing an aging G-rated boiler with a heat pump can be the single biggest leap toward a Grade B or C.

ECO4: The Tenant-Led Advantage

The Energy Company Obligation (ECO4) is a "whole-house" delivery scheme. While it is aimed at low-income or vulnerable households, it is a massive win for landlords with tenants who qualify.

  • How it works: If your tenant receives certain benefits, the energy companies may fund the entire cost of insulation, heat pumps, and even solar panels.

  • Landlord Tip: Communicate with your tenants. If they qualify, you get a free property upgrade, and they get a massive reduction in their monthly bills.

Home Upgrade Grant (HUG2)

For properties that are off the gas grid (common in rural Northamptonshire villages), the HUG2 scheme provides funding for energy-saving measures.

  • Target: Homes heated by oil, electricity, or LPG.

  • Measures: Can include solar PV, heat pumps, and high-quality wall insulation.
